
First-Time Home Buyer GST Rebate in Canada
If you’re a first-time home buyer in Canada and considering a new construction home, there’s a newer GST rebate program that could significantly reduce your upfront costs. With rising home prices, this update is designed to make entering the market a bit more accessible.
What Is the First-Time Home Buyers’ GST Rebate?
This program is specifically designed for first-time buyers purchasing a newly built home from a builder. Unlike the standard GST rebate, this enhanced version expands eligibility to higher price points—making it far more relevant in markets where prices typically exceed older program limits.
Why This Matters
Under the previous rules, homes priced above $450,000 were no longer eligible for the federal GST rebate. In many markets, that made the rebate almost unusable for buyers.
The updated program changes that.
Eligible first-time buyers can now receive a rebate on the GST paid on new homes priced up to $1 million, with a partial rebate available for homes priced between $1 million and $1.5 million. This opens the door for significantly more buyers to benefit.
Who Qualifies?
To be eligible, you must:
-Be a first-time home buyer
-Purchase a newly built home from a builder
-Intend to use the home as your primary residence
-Be an individual (not a corporation or investor purchase)
-Your purchase agreement must be signed on or after March 20, 2025, and before 2031.
As with most government programs, there are specific criteria and definitions around what qualifies as a “first-time buyer,” so it’s important to review your situation carefully.
How the Rebate Works
In many cases, the rebate is applied directly through the builder, meaning the purchase price already reflects the rebate amount. In other situations, you may need to apply after closing. Either way, it’s important to confirm how it’s being handled before you sign a contract. Here's what the rebate will look like based on the price point you're shopping in:
-Homes priced up to $1M: Full 5% rebate (up to $50,000 back)
-Homes priced between $1M and $1.5M: Rebate calculated on a sliding scale
-Homes over $1.5M: No rebate
