The neighbourhood
Mahogany occupies the southeast corner of Calgary, bounded by Stoney Trail to the north, 52 Street SE to the west and the Seton Boulevard extension to the south. Auburn Bay, the city's other big southeast lake community, sits directly across 52 Street. Calgary city council approved the development in 2007, Hopewell Residential established the community in fall 2008, and it has grown steadily ever since — from a few hundred residents in 2011 to nearly 12,000 by the 2019 civic census, with new phases still selling.
Everything is organized around the water. The 63-acre lake is one of the largest private lakes in Calgary, and the community's beach area is among the most extensive in the city. Beyond the lake, a band of naturalized wetlands runs through the community, preserved rather than filled in, with pathways and boardwalk-style routes that make a long walk or run possible without leaving the neighbourhood. The community has been named Calgary's community of the year multiple times — including back-to-back wins in 2012 and 2013 — and took Alberta's Community Development of the Year in 2014.
Residency comes with membership in the Mahogany Homeowners Association, which runs the beaches, programming and community events through an annual fee. That structure is the trade-off at the heart of every Calgary lake community: you pay a modest annual encumbrance, and in exchange the lake, beaches and clubhouse are private to residents.
Homes & streets
Mahogany is a newer-build community, with homes dating from roughly 2008 onward and construction continuing today. That makes the housing stock consistent in vintage but broad in form. Laned homes with rear garages and front-drive detached homes make up the core of the community, joined by duplexes, townhomes and apartment condos. Architectural styles run from craftsman to modern farmhouse to contemporary, and homes were built by a long roster of builders — Jayman, Sabal, Stepper, Trico, Calbridge, Baywest, Morrison, Excel and Hopewell itself among them.
At the top of the market are custom lakefront estate homes backing directly onto Mahogany Lake — some of the most distinctive properties in southeast Calgary. At the other end of the spectrum sits Westman Village, the Jayman BUILT enclave on the lake's west side: estate condos, active-adult and seniors' residences, and rentals arranged around a 40,000-square-foot Village Centre with a pool and two-storey waterslide, fitness centre, golf simulator, theatre and around-the-clock concierge. It is one of the few places in suburban Calgary where lock-and-leave condo living comes with genuine resort amenities on site.
Because phases are still being released, buyers here can choose between resale homes in the established sections near the lake and new construction in the community's newer edges — a range most inner-city neighbourhoods cannot offer.
Getting around
Mahogany is a driving-first community, and the road access is better than its edge-of-city position suggests. Stoney Trail forms the northern boundary, putting the full ring road — and with it the rest of the city, the mountains and the airport — a few minutes from most driveways. Deerfoot Trail is reached through neighbouring Seton and Cranston. The downtown commute is a real commute; this is the far southeast, and rush-hour trips to the core take meaningfully longer than from mid-city communities.
Transit is anchored by Route 302, the southeast BRT, which links the Mahogany and Seton area with downtown, serving the major southeast communities along the way. Local routes connect within the community and to South Health Campus. There is no CTrain station today: the proposed southeast leg of the Green Line LRT is planned to run parallel to 52 Street, and Mahogany was designed with that corridor in mind, but buyers should treat rail service as a long-term prospect rather than a near-term one.
Parks, schools & daily life
Daily life in Mahogany orbits the lake. The Mahogany Beach Club offers 22,000 square feet of activity space on the main beach, with paddleboarding, fishing and non-motorized boating in summer and skating in winter — including a hockey rink maintained with its own Zamboni. West Beach, the second beach site, adds picnic areas, a playground, beach volleyball and basketball courts, a fire pit and a dock. Tennis courts, toboggan hills, a community skatepark and the wetland pathway network round out the outdoor amenities, and the homeowners association keeps a full calendar of events running year-round.
Two schools operate inside the community. Mahogany School, a Calgary Board of Education elementary serving kindergarten to Grade 4, opened in fall 2022. Divine Mercy School, a Calgary Catholic District school on Mahogany Boulevard for kindergarten to Grade 6, opened in 2018 with room for up to 750 students. Public high school students are designated to Joane Cardinal-Schubert High School in neighbouring Seton; Catholic high school students attend All Saints High School. A CBE middle school for Mahogany is in the design stage, targeted for completion around 2029–2030 — worth knowing for families with children in the middle years, who are bused in the meantime.
Shopping centres on Mahogany Village Market, anchored by Sobeys and Shoppers Drug Mart with a strong run of restaurants and services, while Westman Village adds its own shops, cafés and the Chairman's Steakhouse. Seton, a few minutes away, functions as the district downtown: South Health Campus hospital, the Brookfield Residential YMCA at Seton, and a large retail and entertainment district.

Mahogany suits families first — the lake, beaches, in-community schools and event calendar are built for them. It works equally well for downsizers and empty nesters, who get options from bungalow-style living to Westman Village's full-service condos. Buyers who want newer construction, warranty coverage and modern floor plans will find the widest selection in the southeast here. The honest trade-off is distance: commuters to downtown or the north side pay for lake life in drive time, at least until the Green Line's southeast leg becomes real.
